As an independent facility planner and project manager,
Dan Shore adds uncompromising project planning and
management services.
After graduating from Cal Poly's School of Architecture
in San Luis Obispo with a B.S. in Construction
Management, Dan Shore started his professional career
with Lockheed as a facility engineer. Dan’s emphasis in
practical project design and leadership quickly gave him
the opportunity to become a project manager for one of
Silicon Valley’s leading developers.
During his 4-year stay with Callahan Pentz Properties,
Dan directly developed $100 million in construction
volume, including nearly two million square feet of
commercial shells and interiors, and the successful land
development of over 300 acres. As team leader, Dan
enjoyed the task of assembling the design and
construction teams, managing the project, and assisting
his tenants through occupancy. His projects included
five build-to-suits, three speculative multi-story
office complexes, historic building renovation, retail
strip center, and land and site development.
Dan was then asked to join the nation's largest property
management firm, Property Management Systems, to create
and manage the construction management division in
Sunnyvale. Responsibilities included tenant retention
programs, setting standards and procedures, assembling
and managing design and construction teams, and expense
forecasting for the property managers in a 5.5 million
square foot portfolio.
In 1990, Dan founded Shore Associates, a project
management and real estate consulting firm. Based on his
technical education, experience in development, and
management of over one billion dollars in construction
value in hundreds of transactions in his extensive
commercial career, Dan continues to provide full
services to a wide variety of commercial real estate
clients.
To date Dan has assisted some of the areas largest
software and hardware companies, developers microwave
and assembly firms, chemical and clean room facilities,
retail divisions, and general office users, such as
Adobe Systems, Yahoo!, Mozart Development, Merrill
Lynch, Varian, Diesel, Novell, Bay Networks, NVIDIA,
Smart Therapeutics, Electronic Arts, BMC Software,
BroadVision, and Virtual Development Corporation. Dan
works within the corporate structure to help each user
group effectively plan, budget, and schedule. This
unique ability results in increased efficiency of
interior space, reduced occupancy costs, minimal change
orders, and projects delivered on schedule and within
budget. Dan’s team building talents support a forum to
integrate solutions into the project program to be
approved, developed and implemented.
In addition to facility planning and project management
Dan adds value to the understanding of lease
requirements with years of experience in work letter
negotiation and real estate consulting, including
building surveys, ADA consulting, and the largest due
diligence on a foreclosure project in the valley's
history. He has helped re-market over four and one half
million square feet of REO property and assisted
companies with land acquisition and site development.

With previous experience among architects and planners,
Lisa Lloyd joined Shore Associates in 1992 as a
Technical Writer and Project Assistant. Her background
in technical writing and office automation enabled her
to track project progress and process records, meeting
minutes, and marketing information behind the scenes.
In 1992, with the passing of the Americans with
Disabilities Act (ADA), Lisa conducted research and
gained an understanding for the law and its
ramifications for the real estate industry. She has kept
up to date with subsequent changes in California's Title
24 which pertains to both tenants and landlords. Her
experience has been an invaluable resource to provide
accessibility surveys and reports for a number of
clients.
As Project Specialist and Assistant Project Manager for
the Novell San Jose Campus and BMC Software build-out,
she worked directly with the client representatives,
General Contractor, city agencies and Architect to
facilitate project communication. Considerable value has
been added to these projects by creating requests for
proposals to vendors, executive reporting, and cost
tracking.
To meet the needs of clients, Lisa performed Senior
Contract Administrator and Project Manager duties for
the Adobe highrise project in San Jose. She has assisted
in building project teams, acted as a client liaison to
San Jose’s Redevelopment Agency and public art programs,
and processed overall contract review, including budget
and cost tracking. With her practical approach and
positive attitude, Lisa has provided value-added
leadership in furniture procurement and management, and
fit-up and relocation management to meet Adobe's goals.
Tremendous success with this project resulted in Lisa
becoming another full-time Project Manager with
experience in setting expectations and respectfully
driving teams to meet challenges. Lisa provided key
leadership during the Lease negotiation phase of Adobe's
120,000 sf Tenant Improvement in Ottawa, Canada, then
managed the construction, furniture, and relocation.
Additionally, Lisa led the due diligence and preliminary
design team for Adobe’s Delmas Avenue land purchase.
Often appreciated for her problem solving abilities,
Lisa continually demonstrates the Shore Associates'
philosophy of concentrating on client needs and
objectives.
Lisa earned a BA in Liberal Studies, with emphasis in
English grammar, languages, and instruction.

Fran Morrison joined the Shore Associates team with over
seventeen years experience in construction and
relocation projects. As the key contact for all aspects
of the project, Fran knows the importance of
documentation and communication. She uses a proactive
approach to review project goals, lead project teams,
and organize project documentation.
Fran has experience with projects of all sizes and
complexity. She has managed projects for Adobe Systems,
Reliant, Mercury, Opsware, Times Ten, Calient Networks, Trammell Crow, Concentra,
Archon Group, Nestle Waters, Fujitsu, Legato Systems,
Lockheed Martin, and Motorola. As a tenant rep, she has
led project teams in remodels, upgrades, tenant
improvements, and relocations. Fran is gifted with the
ability to handle multiple projects as the same time. As
a Landlord rep, she has managed a large number of
building upgrades in multi-tenant buildings, tenant
improvements, field office remodels, and relocations in
the US, Canada, and Japan. As a facilities engineer and
supervisor, she has coordinated building renovations,
developed furniture and finish standards, and office
relocations. Throughout these activities Fran has
successfully managed schedules and budgets, often
realizing considerable savings for clients.
With her degree in Interior Design, Fran is able to
envision the final space. She is then able to assist the
team in balancing design aspects and technical
requirements to achieve client goals. This vision and
experience is vital to managing projects from conception
through completion and occupancy and clearly adds value
in project efficiency and customer satisfaction.
Fran has developed a reputation for quietly getting the
job done. Her follow-up skills and attention to detail
have gained her the respect of peers and clients in a
fast-paced world.

Jim Zuiderhoek joined Shore Associates in 2004 with over
twenty years of extensive hands-on facility and fit-up
experience. With degrees in industrial engineering and
business management, Jim understands the day-to-day
challenges of corporate facilities operations allowing
Shore Associates to assist clients and provide valuable
insight in all areas of the organization to growing
companies.
In his roles as facilities manager, and project manager,
Jim gained knowledge of the internal workings of several
major Silicon Valley corporations. He is well versed in
the processes of construction, and the critical
integration of security, fire-life safety, AV, teledata,
and furniture systems. Essential to his success in
projects of all sizes is communicating expectations,
understanding role and scope, and ensuring the
appropriate fee.
Shore Associates utilizes the knowledge gained from
within the corporate environment to predict and prevent
potential pitfalls during improvements and
reconfigurations. As leader during all aspects of the
construction process for tenants and landlords, Jim has
demonstrated the ability to efficiently direct and
manage professional teams leading to cost effective and
timely completion of projects for the American Cancer
Society, Aurora Systems, Equity Office Partners, Netflix,
NVIDIA, OpVista, Sonics, Trident Microsystems, Xsigo,
and Yahoo!
Over the years, Jim has established excellent
relationships with real estate brokers, contractors, and
vendors, and a reputation for being both knowledgeable
and fair. His energetic, solution driven approach, and

With over 25 years of experience in the Real Estate
Industry, Steve Castle joined the Shore Associates team
in 2006 to provide Senior Leadership to our organization
and for our clients.
Steve is respectfully recognized throughout Silicon
Valley for his expertise in negotiating based on many
years as a commercial broker and agent. Among Steve's
major accomplishments was the co-founding of Corporate
Real Estate Services Alliance (CRESA) to create tenant
representation broker alliances throughout North
America. He served as a member of the Board of Directors
of CRESA, as well as the Association of Silicon Valley
Brokers as Director of Ethics for six consecutive years.
This achievement required clear understanding of the
real estate market, leadership and organization skills,
and the ability to generate consensus building among a
group of independent thinkers. Due to the often complex
nature of real estate transactions, Steve maintains the
highest degree of confidentiality.
In addition to his experience as a broker, Steve has
been an author, presenter, panelist, and consultant
honing his skills as a negotiator, strategist, and
creative thinker for numerous nationwide organizations.
Steve also earned a B.S. in Business Management from Cal
Poly in San Luis Obispo, and an MBA from Santa Clara
University.
His insightful character enhances Steve's ability to
focus on the big picture while methodically managing
details. For our clients, he promotes a variety of
approaches, and then follows through with implementation
of approved strategies. Steve's out-of-the-box thinking

Eliza Arias has performed project support for Shore
Associates since 2001. To enable project managers and
executive staff additional time to interface directly
with clients, Eliza is responsible for organizing and
maintaining documentation behind the scenes. She is
called upon to create and edit project schedules,
budgets, executive reports, close-out binders, move
packets, and marketing materials, as well as process
reproduction and print orders. Additionally, her skill
and experience in digital photo processing, design
layout, and a variety of software tools adds
professional polish to all projects.
Recently, Eliza has provided value-added services for
Adobe field offices by coordinating specific FF&E and
signage program procurement and installation. She has
established relationships with a variety of vendors
throughout the US and is a valuable resource for
research and information.
As part of every project team, Eliza is available to all
clients to provide project information, copies of
documents, and assist in scheduling Shore Associates'
staff. Eliza's work behind the scenes is appreciated by
all project team members.
Through her eight years of experience in customer
service and administrative support, Eliza has developed
the client-focused, proactive, common sense approach
which is vital to Shore Associates' success. Eliza is
able to handle multiple tasks for various clients with a
cheerful, positive attitude.

Mary Herrera joined the Shore Associates team to provide
detailed document support for all projects, and
facilitate project communication. As part of our
administrative support team, Mary is responsible for
organizing, producing, and maintaining record documents.
With an education in electrical engineering, and prior
experience with financial records and bookkeeping, Mary
brings critical thinking skills and a sharp eye for
details resulting in clear and professional deliverables
from behind the scenes. Documents include project
minutes, schedules, budgets, executive reports,
close-out binders, move packets, and marketing
materials. Mary also provides Lease evaluation and
documentation of roles and responsibilities. As part of
every project team, Mary's backup, research and
coordination of project information and Shore
Associates' staff schedules are valuable tools
contributing to our success.
Throughout her five years of experience in bookkeeping,
customer service, and administrative support, Mary's
calm and focused attention to detail and accuracy,
enhance productivity. With positive energy and capable
attitude, Mary promotes the Shore Associates philosophy
